Cost of domestic water
Hi there,
Just in the process of buying a villa with pool. Can anyone provide estimates of utility bills and in particular water costs? The villa will be occupied for 6 months of the year.

Fixed monthly costs
Water costs for domestic consumption:
Rent for the meter €12.90
there are 5 groups of consumption (per cubic meter):
<10 - €0,27
10 - 30 - €0,55
30 - 50 - €0,83
50 - 100 - €1,72
>100 - €2,15
these prices are plus VAT 5%
Sewage tax: €0,17 per m3 (not exactly because they work some strange quotient on that one)
Drainage tax: €0,18 per m3
Electricity costs for a standard 20,7 kVA installation:
Rent for the meter: €35,88
price per KW: €0,0945
Plus 5% VAT
Telephone:
Normal analogue installation €20,-- per month, normal digital installation with two lines and three numbers will cost you a little over €30,-- per month including VAT.

That said, do the rates quoted vary from location to location? Carvoeiro - Lagos etc
Appreciate there are many variables which go to the make up of a given bill, but it would be most helpful to those of us who are in the process of purchasing a villa, to have 'some - some' indication of costs, no matter how approximate they happen to be.
Would be most grateful if somebody living locally would care to oblige.

The biggest factor is whether you have automatic garden irrigation. In the dry period last July my water consumption topped over 300 Euros just to keep the plants alive, and this is on 1200 sq meter plot. (By comparison it was only 16 Euros this March, which just shows how much rain we got!)
Another key question is whether you intend to heat your pool. If so, a cover is an absolute MUST to reduce costs, but nevertheless you will still face significant costs in Oct-May (figures of 100Euros per week have been mentioned) if you want to have a respectable temparature.
These are the two largest bills that you are likely to face, everything else is relatively inexpensive (especially local telephone calls and internet access)

These water prices are set for the council of Lagoa. I don´t know about other regions of the Algarve.
The water meters are read every two months and billed accordingly.
The electricity is usually only read once a year, the rest of the time you will get estimates. After the actual meter reading you will get an adjusted bill which could even be a credit note if the estimates exceeded the actual consumption.

I note your property is on the Pestana development where I am led to believe water is particularly expensive, which is but one of the reasons we opted not to purchase on that particular development.
This was one of the reasons I queried if utility rates varied from area to area?
It might well be that the info I have regarding Pestana is not correct but others more in the know might care to comment.

Graham may I ask if you are billed by the water company direct or via the Pestana management?
When we looked at the Pestana development we were advised by the Sales reps, including the 'big boss' himself that water was expensive and we should budget between £1500/1750 per annum on a villa with pool of approx 1050 sq ft!!!
There was no misunderstanding as I queried this figure on at least on two occasions expressing incredulity, but was assured figure was correct on which to budget.
When we looked at the Pestana development we were advised by the Sales reps, including the 'big boss' himself that water was expensive and we should budget between £1500/1750 per annum on a villa with pool of approx 1050 sq ft!!!

Yes, we are billed by Pestana direct but the bills are very well itemised and show the amount used in each charging bracket.
In fact my total water consumption for the last 12 months was 1,300 Euros, but this is NOT the pool. Pool evaporation is minimal (any scientists fancy doing the maths?) but I would be surprised if it was more than 1 cubic meter per day in the height of the summer.
Nearly half of the water consumption was in July and August (when I was not there for more than two weeks), and this ocurred following discussions with Pestana about increasing the garden irrigation to avoid too many plants being killed.
The simple answer is probably to keep lawn areas and non-drought resistant plants to a minimum and your water bills will be severely reduced

Dear Ronnie,
I don't think the year round living will make that much difference - the garden is watered and the pool evaporates whether we are there or not - the only extra would be the amount dripping from your body every time you get out of the pool - however, increased laundry and showers could increase the bill - we were there for about 12 weeks last year.
Good luck with your new place (where did you decide to buy in the end out of interest?)
