We are looking to sell our 3 bedroom shared ownership at Atlantic View on Rocha Brave.
We have been informed that the estate agents fees are 7 % . Is this correct.

B******** shop around 4- 5% is the average. DO NOT SIGN UP with an exclusive agreement, put it with as many agents as you want to.

go to see edgar or nelson at EDL at the bottom of the out road on the right hand side very helpful&a good client base of buyers.

Dave I assume this quote is from the Rocha Brava on site sales office ? That office is independent but probably has to add on a bit to cover the percentage payable to the RB management. Check your RB management contract to see if you have to sell through them but if you are not obliged to then you can try other agents however you may find that the on site office is the better bet to actually get a sale as they get by far the most interest because of their position.

That may be the case but from our observation of other agencies handling resales of similar properties and developments they sell properties at more attractive prices because the owners are not having to pay the higher commissions.

As long as you are not tied to the on-site office I don't think in the current market I would worry too much about saving a bit here or there on potential commission - after all if an agent doesn't sell it then it doesn't matter what their fee structure is. The most important thing in a very depressed market is to secure a sale. If you get a sale from an agent charging 7% that is far better than no sale via an agent that might charge 5% if they eventually find a buyer. The main objective is to achieve a sale - go for agents that you think will give the best probability of a sale regardless.
