Condominium Administration
It would appear from conversations I have had with other owners that there are a lot of problems with Condominium Administrations. On the one hand a lot of money is charged by the Condominium for cleaning, maintanance of swimming pools etc, while on the other hand delivery is minimal. It would appear that they can get away with this because many owners of apartments live abroad and no set dates or times are set for workers to be present in the condominium.
I am presently trying to address this issue via the annual meeting but I am having difficulties getting the date and time for the meeting. I need considerable advance notice so that I can get a resonable price for my flight. I was given a provisional date for the meeting but now I am told that it is put pack because of a Portuguees holiday and the administration not being able to get the letters out to owners in accordance with portuguees statutory notice requirements, this despite the fact that I have been pressing for a date since January.
Now a friend tells me the meeting should have been held in January according to portuguees law. Does any one know the legal requirement on this. Also could anyone let me know if one of the owners could be elected President of the Condominium Administration or does it have to be filled by the Condominium Administration Management.

As far as Condo management goes, any owner can be elected manager of the condo, provided he or she is able to provide the required services. Alternatively it can be outsourced to a third party like Loja do Condominio, which is the franchise that manages our condo.
They send out all the releveant correspondence, invoice the condo fee and submit the invitations to the AGM. Any Condo issues like cleanliness, maintenance, etc that we have addressed have been resolved, albeit with varying degrees of efficiency.
Generally, the invitations are sent out a month before the AGM, but as AGMs go, a preliminary date is normally set a year in advance and kept within a month of the previous year's date.

The Owners of property on the Condominium appoint an Administrator (who may or may not be an owner) who is reponsible for calling the AGM and chairing the meeting, producing minutes etc.
