Imposto Municipal Imoveis ?

Post by piglet »

Hi
Hope you can help?

I am trying to establish how many years you have exemption from this tax on a new build property, and how the tax is then calculated.

Finally, Is there a chart I could refer to to get some indication of costs? :(

thanks :D

We too have been asking similar questions.

As a new build we have been told that the camara will inspect and a bit like the UK add extras for your view, garden size, area you live in etc.
How much your neighbours pay is only a guide.

Hi Em

I think you get exemption for 6yrs (on a new build) if you are resident - but I'm not entirely sure. Seems a lot to me. I am tryng to budget for when we finally have to start paying this tax. I also read on one website the tax was only bi yearly. All very confusing...

The exemption used to be for 10 years on any property but the rules changed a few years ago and as well as reducing the exemption period an upper property value was introduced over which no exemption is now given. I can't remember the figures now but my house was outside the limit for any exemption. An accountant or solicitor should be able to give you chapter and verse if you don't fancy speaking to the Camara.

It is quite clear really. The benefit of exemption from IMI is at the discretion of the local tax chief and is for genuine residents only.

If the tax value is under Euros 157,500 you can get a maximum of 8 years exempton and if between that value and 236,250 a maximum of 4 years exemption.

Above that last figure no exemption is available. You should apply soon after purchase as their is a time limit of 90 days (I think it is)
