Our management company have been to Faro this week for a meeting with the licensing people. Ours is a 3 bed villa with pool on ADM and this is what we have been told to do (not much) to obtain the license.
She visited Faro for a meeting with the licensing people and in essence this is what transpired and will be the criteria for getting a license.
Gas will be OK but we need a new safety certificate from a recognized safety engineer ( Bit like our Corgi guys).
No smoke detectors in bedrooms but there must be a fire alarm pad which can be pushed in the event of fire and it sounds a fire alarm. This can be in the lounge. Main exit door to have a light above it showing it's the way out in case of fire. Map of the villa for all guests showing where the fire exit, extinguishers and smoke blanket are located. Must have a water tap close to the road so that the fire truck can refill if it runs out We already have one of these by the meter.
A complaints book for guests should they have any. If it is used a copy must go to the camara

Has anyone got up to date news on the tourist licences.
Our solicitor applied for one ages ago but still nothing seems to be happening, do you think its safe to start renting out, given that we have applied?

it appears the process will be "simpler"!!

I do trust that the ASS police force wil be going around the portuguese tourist resorts like Armacao de Pera and ensuring both foreign and local owned places are harrased equally

Why don't we tell all the local busnesses that the private

villa owners are going on strike and not letting their villa's out for a year, is that a stupid suggestion or wa!

Interestingly enough I was given two separate views on this whilst in Carvoeiro last week.

View No 1. (from Estate Agent trying to sell me another property)
'You don't need a tourist licence anymore, in fact the whole problem has gone away and there is no inspector in Lagoa to issue fines'

View No 2. (villa complex manager)
'The whole thing is a nightmare, nobody can get permits or knows what to do and several large villa owners in Lagoa have recently been fined upwards of 1000 euro's, friends of ours'

Hummmm
I think we will stick with still trying to obtain a licences before renting out.

Hi Tricks. Just to let you know that our managing agent is still on the case and as stated previously if you have your application in, you should not get a fine. It's likely the fines are being handed out to anyone that has a different villa footprint than the one registered at the camara or they haven't submitted an application at all. I've just put a new cooker in that's gas and electric and confident that will be ok.

I just wish there was some clear, definitive rule.

Most of us, I am sure, wish to comply with local rules and bye-laws, but find it virtually impossible to get definitive guidance or action.

I, for one am not going to camp outside the Lagoa Camra. I've done that before, and have better things to do with my life!

In my over simplistic world I need to know if, or what I need to do. All my plans are registered, I have smoke alarms etc but nobody seems able to give a straightforward answer to what should be a straightforward issue!

Im not trying to avoid or evade anything. Why is this so complicated?

It isn't complicated Bruce. In fact it is quite easy now. You don't even need smoke alarms etc now. Did you view the link? It tells you what you have to do and what you need to produce OR you could ask that lawyer to assist for a small fee? I think the only thing is that the Camaras are not geared up for it yet staffwise
