Property prices

Hi - I am considering buying an apartment in Carvoeiro and wondered whether the norm is to pay the price asked for property or to make an offer a bit below the price asked.

Same as UK I guess...depends on the seller. Some will drop other won't, you can always put in a lower offer and see what happens.

I offered a bit less and then met them in the middle. However, I was buying from an englishman so he was working to the same rules as I was!

In my experience there is far less room to manoeuvre on asking prices out here than in the UK but if you are dealing with English sellers it will be different. Our agent received a couple of offers which were about 12% below the asking price and he turned them down flat without bothering to consult us.

More expensive property is not moving very fast at the moment though and thus offers may find more acceptance than normal.

Offer what ever you like. You can never be sure of the sellers position. They may be desperate. Start around 20% below. Not 5 or 10. Who say the agent valued it correctly. Deal with the seller and not the agent. All basic negotiation stuff really.

most prices in Portugal do tend to be slightly higher so that there is room for negotiation, speak to agents and they will give you an idea of what they expect to be offered. never come across a seller yet that doesnt move on price, especially in Portugal.

It would be interesting to know if property prices in the Algarve have increased in the past twelve months. I know there will be official statistics about. but what do the 'people in the know' think, Biffa for instance ?

My impression is that prices have been static with perhaps more room for negotiation?

Buying an apartment on the seventh floor of a block would be my worst nightmare. They made the right decision on the one they chose I think, not sure where it was though. I'm surprised that Amanda didn't talk about management/complex fee's though, that could've made a big difference when looking at price.

a lot of these programs dont really explain or show people watching what its really like. you never hear them telling someone that a very remote house will not be a good place to buy as you will get bored and find it hard to go about day to day living because of the distance to life. they just say oh its a great peaceful place. perfect.

I watched a tv program last night showing places in spain and the couple looking were saying oh you get soo much more for your money in spain!! 2 bed old house that was'nt that nice for 170,000 pounds!! come to Portugal you really do get more for your money!! that wasnt in the script

Hi All,
The problem with programmes like Place in the Sun is they are usually at least a couple of years old, hence the prices. I have spoken to people who have said things like, How much did you pay for your apartment? According to Place in the Sun you've paid too much. I really don't know what answer would be to get across, the up to date, realistic prices, to the viewers, but I do think that they are being duped in some way.

The key to the prices on the programme is at the end when they state
the date of the exchange rate. The Algarve Place in the Sun was April 2006. So at least a year out.

we recently had a couple with us looking for a cottage for less than 40,000 we did manage to find 3 for them to view, that were more or less habitable, they had water and electric connected. not easy to find near us for that low price.
The couple looked around them and then complained at how basic they were," they dont even have central heating"!!! was said

they thought that they would find a great house for under 40,000€ its just not realistic. but they said that they knew they would as they had seen them on tv!!!

maybe the programs should have a date at the end.
