Aparthotel Colina Sol, Vale Centiannes latest closure news!

We are owners of a private apartment in the Aparthotel Colina Sol in Vale de Centinanes in Carvoeiro, and have just been informed that the hotel is to cease operating as from 31.10.09.
Can any other owners let us know please how will this affect the normal services offered for the private apartment owners?
ie. manning of the reception, service of lifts, general cleaning of access areas, general maintenance of buildings and gardens, security etc.

Hi,

I also own an apartment there.

I have sent the letter to my lawyer who is contacting Algarvesol this week.

Her initial response is that they can't just close the building and leave. They need to have had a process put in place for the owners. They took our money so they still have a responsibility.

I cant belive anyone would part with money for a property in that dump.

some of the owners at Colina Sol are quite worried about this situation; your comments are not helpful and not in the least supportive. They are also subjective.

Do I understand correctly, that you own a unit inside the actual hotel?

Is there any indication of how many fractions are privately owned?

In principle, if the fractions are sold individually, then the statue of the building itself needs to be clarified ie. whether it is a closed condominium, etc. Once you have that, you can, in theory, appoint a manager for the condominium because the sales contracts should include a clause that the owner of any unit is obliged to contribute towards general maintenance and upkeep.

However, knowing how things were done down here in the past, you may not be so lucky.

Is there anymore news on this, Rocha Brava have held their owners meeting there in March
for the last 2 years presumably another venue will have to be found. The last time I went
there it seemed to be reasonably well cared for. I feel really worried for the people who
have bought apartments there I hope it will be O,K, for you all.

thanks for your support on this MaisieK.

And you're right, I have stayed in loads of places in Carvoeiro in the few years I've been visiting before I decided to buy.. places ranging from Vila Vita to Carvoeiro Sol, and I found Colina Sol to be perfectly acceptable.

I viewed a number of apartments there before deciding upon my own and although some where a bit 'tired' in their decor etc., the fact remains that they are potentially stunning apartments. Loads of space, very secure and the views of course are spectacular.

I'm very happy with my apartment so this news has come as a bit of a shock but my lawyer is dealing with it and we await the outcome.

Colana & Lucy, I wish you well and good luck, hope everything turns out ok. It must be really stressful having to worry about this, as far as carvoeiro1 is concerned , his or her comments are not needed in fact I think a charisma transplant comes to mind, but what goes around comes around.Keep your chin up & ride the wave.

As a close neighbour at Vale Centeannes, I am shocked at this news. I'm sure that the Sol group spent a fair amount of money renovating the place last year.

My sympathy to all concerned. Ignore the unhelpful and stupid comments, the vast majority of the members of this forum are batting for you.

I hope this is just an unfortunate misunderstanding, and that the Colina Sol will be taken over, and continue to be run.
