Condominium Fees

Hello All,

New here and was wondering if anyone could give a ballpark figure on how much typical condominium fees are for owning a townhouse or villa in a resort? I reckon it varies from resort to resort but what do they typically cover in those fees? I am mostly familiar with Germany and the concept of Hausgeld which basically covers reserves, maintenance of common areas, building insurance and common utilities. I suspect a resort in the CVO area has much more to charge for like security, management salaries, pool maintenance and other services. Unfortunately, real estate websites don't say anything about the fees and I am in the initial stages of evaluating a purchase and potential move to the homeland of my ancestors so I have not yet started to engage with them. Any insight would be much appreciated. Also if you have an opinion about buying a stand-alone villa outside of a resort as well. I did try a search on this forum for condominium fees but the topics returned didn't have any info like this.

We have a house in a very well kept condominium, lovely gardens and beautiful pool area and we pay about 2000euros per year. This includes our satellite TV and painting of the house every 5 years and power washing every 3. Before buying our house we also had problems finding out the charges, I think the agents like to keep it as a surprise .

Thank you mardi! If I may ask a follow up question: are your fees based on size of the unit? And if so, how large is yours? I've noticed as well that the agents are not so keen to even say how high the fee is. I understand they don't want to provide all of the details such as the association meeting minutes and financial reports until a prospective buyer is really interested but to not even tell you how much is a little bit over the top!

If you go on Rocha Brava property sales they disclose the fee's for each property they sell and it might give you an idea what elsewhere could be

200 a year? That sounds very low.

She wrote 2000 per year so I calculated that as 166 per month which sounds very reasonable but depends on what is included.

The fees do depend on the size of property, ie 1.2 bedrooms etc. as I put on my earlier post, the fees include satellite tv, all the gardening and pool areas and the painting every 6 years with power washing after 2.
