We've been looking for some time to buy a villa and at long last found one we would like togo for, it's a 3 bed, 3 bathroom with pool. Can anyone give us some idear of the costs. We are being told to add a further 9% to the asking price to cover the following..(property is on-shore and will remain that way) Sisa, Notarial, Registration and legal fees. Also to run the villa a letting agent has quoted us £7200.00p.a to cover all running costs..to clean and maintenance the pool, garden, a maid daily, electric, gas, water, rates and of coase there charges.

Our 3 bed villa costs slightly under £7,000 p.a., but at least a third of that is pool heating and water, two areas which will vary enourmously depending on how hot you have the pool and for how much of the year (ours is used at least once every month from December-October), and how big the plot is/how much irrigation it needs.

We too, are at present seriously considering purchasing a villa in the CVO area and have put in an offer.
The existing owners have let us see their August maintenance/management costs. These are in the region of euro.800.00 (£560.00 approx). So the figure of £7000.00 pa seems to be in the right ball park. The villa has been very well maintained by Karlbrenner.
We have friends who have owned a villa in CVO for some 20 years and employ a maid and gardener direct, for considerably less than the above sum. We have noticed a significant decline in the standards in the last couple of years, especially when it comes to actual building maintenance as it is always carried out by a 'friend of a friend'. I think that it probably pays to use a proper management company who can monitor standards.
I would be interested to hear from other owners with their opinions about local management companies in CVO, both good and bad!
