Moving to Carvoeiro
Hi. We are thinking of moving to Carvoeiro in the not to distant future having just retired and been to Carvoeiro a few times, (and will be back in June). Looking to get an idea of the costs involved in buying a property for about Euros 400000 i.e. taxes, solicitors fees, removal costs etc so we can budget. Appreciate any assistance, regards Dave.

Hi, just wanted to say don't hang about too long. There are bargains to be had especially with the rate of the euro at present. I want to recommend a solicitor that we used in Carvoeiro called Maria Loia Alves. She couldn't have been more helpful. Even before we had seen a house we went to see her and she advised us on all the costs involved and we were so impressed that when we found somewhere we went back to her. Anytime we have something we are not sure about we know we can pop in and see her or her assistance and they are always happy to help and she doesn't charge the earth. Her office is on the same road as the restaurnt ELE & ELLA on the left hand side.
I hope you find your dream home, we think Carvoeiro is a lovely place and are very happy with our decision to buy a place here.

It's 12 years since we bought our property, so our knowledge of costs is a bit out of date. We can, however, support Mardi's recommendation of Maria Loia Alves for your solicitor. She also attended to our Portuguese wills, and her final bill was actually less than she had quoted, so that was a pleasant surprise. Solicitador cost can vary but I can highly recommend Manuel Almeida Sousa. We use it in our purchase and his service was top notch and fee was very reasonable.

As for the taxes:
IMT tax: if the selling price is between 287.213€ and 550.836€ the rate is 8% minus 11.035,25€ (anything above 550.836€ is a flat 6% rate)
For a 400.000€ property the tax is: 20.964,75€
IS (Imposto de Selo): 0,8% = 3.200€
Escritura (Deed signing): between 600 to 1000€ (fixed price, not a percentage of the selling price)
Total: around 25.000€ plus the fees for the solicitador.

Note: In Portugal the buyer doesn't pay the real estate agent any commission. Its the seller that pays the commission and its already included in the selling price.

We would also recommend Maria Loia Alves of LSA. We would also recommend EDL estate agents on the same road as LSA lawyers just further down from Ele&Ella on the same side of the road. We bought our property through them&they helped us out tremendously with our purchase&gave us good advise on the way to negotiate the best price. Just pop in as they speak fluent English & are very welcoming.

This isn't directly answering your question but beware of the licensing requirements. I had to get a retrospective pool licence which we'd negotiated with tne vendors over but it cost more than expected. From memory about 12000€ allowing for fees to local authority, plans, engineer etc This was in 2006/07. Also beware of need for licences for boreholes etc.if in the sticks!
