My wife and I are looking to move to Carvoeiro in the near future. Can anyone advise a reasonable priced area, we have been told that the Sesmarias area is nice.

This little community is just a bit north and west of Carvoerio --maybe 5 minutes. We stayed at Colina Da Lapa there last year and really liked it. Carvoeiro is too far to walk (in my opinion) but a couple of minutes by car.

Sorry! After reading again noticed that you mentioned reasonably priced .. that depends on the resort , villa or apt. The Internet is a good way to comparison shop the deals.

Sesmarias is lovely.

As mentioned earlier too far to walk into town.

I have a friend who owns a house there and we visit about twicw a year.

A really nice place to stay,

However, I think it is fairly pricey !

If you are thinking of moving there I cannot recommend enough that you take a series of holidays at different times of the year to make sure it is right for you. This will also give you the opportunity to explore different areas and find out which is best for you. What is right for one person may seem awful to another. Even cost is a reflection of your budget and circumstances.

Before we bought we also thought about the type of entertainment we liked and a range of things we would expect to need to buy and then on one trip made sure we could find the right entertainment and had no difficulty buying the things we would need - not just groceries but clothes, white goods, furniture, tools, etc.

It always surprises me the number of people that don't try before they buy. Would you buy a new home in the UK without doing some research first?

Thanks to Canada, Glasllwch and Farol.
We have been going to Carvoeiro for some years now, staying mainly around Centianes. We will be visiting four times a year, as from next Feb.
As to reasonable prices we will be looking for a villa in the region of 300.000 euros. Will have a look round Seamarias in Feb

So what is wrong with sticking to Centiannes? We bought there, and everytime we go through Sesmarias realise how easy it would have been to fall for the smaller, cheaper and villas in less favourable positions than Centiannes, that the Estate Agents were pushing. Centiannes has better facilities, closer to CVO village, closer to the decent beaches, and if you are interested, better renting potential.

Whatever you choose.....good luck.

Thanks for your input Bruce, we love Centiannes, but thought maybe it would be a bit too busy in summer time, as we intend to retire to the area. Any further input would be helpfull

I guess we are lucky, we live just behind the cliffs over Centiannes Beach, and get very little disturbance. Having said that....we avoid July and August, not because of where we live, but because the town itself is so crowded and busy.
Whether we stay there when we retire out there is another matter, but wherever we end up being very close to the sea is a must, so if we move for quiet, it would be up into the Monchique Hills, and the "big views".

Know the feeling Bruce, we wanted to move to the Monchique area but were put off by friends who do live up there. The views are fantastic on a lovely hot sunny day, but, the cloud can be very low even in the summer cutting off the sunshine and the views, also gets very, very damp up there in the winter. Then there are the fires. A big risk area we thought.

Still love the place though.

Yes...I had heard that.
What I love about where we live is that we are a minute from the clifftop, a 20 minute walk along the cliffs into CVO town, 3 minutes from the beach, and best of all...to sit enjoying the total peace, broken only by the sound of seagulls.
What is it about the cry of seagulls???? Its actually very comforting.
What we get is the weather and scenary of the Algarve, and the sounds of Cornwall and childhood holidays!

It depends on what you want but I think Sesmarias is much nicer than Centiannes where a lot of the properties look really sad & neglected, the area where the shops & restaurants are looks run down & tatty & apart from some very nice individual properties the whole place looks like it could do with some TLC. Centiannes is very convenient though.

I think that Sesmarias is a nice area and time was you would have a good choice of Villa for GB 300K!.

There are some very overpriced properties around the CVO area these days but good bargains can still be found. Finding a place for this sort of sum should not be too difficult even in 2006!.

One thing struck me about this and I would be interested in anyone's input.

Year before last we looked at a new build single storey villa just off the road from the "new" roundabout by "Plus" supermarket up to Sesmarias.
Just opposite this is a big, now partially built, water treatment facility that links in to the new system under the square and by Raffaeol's restaurant in CVO.

The one by Raffaeols is a water plant but the big one may be sewage?
The agent was very keen to get a sale on this villa and at the time, the "plant" was just a cleared area and a building notice sign. Now it's part built.

Does anyone know if this will be a sewage treatment plant and the likely effect on this side of Sesmarias. May be nothing but worth looking in to before making any big decision.

we were lucky enough to be in the right place at the right time and consequently managed to buy some land between Silves and Monchique - very pretty and had a 3 bedroomed villa with private pool [not on a complex] built for well under £300k
I would suggest you had a good look round although a new build will take longer than buying one already built at least you have some input with the design etc. Well worth all the hassle. We are thrilled to bits with ours.
